WANT TO RENOVATE YOUR KITCHEN BUT DON’T KNOW WHERE TO BEGIN

May 11, 2021 By Modiani Kitchens

Your kitchen desperately needs a makeover, but the thought of going through the complexities of the process is overwhelming. So what do you first when starting a kitchen renovation? Our experienced design team helps break the process into clear steps so you can move forward with confidence and avoid costly missteps.

Step 1: Define Your Vision

Unless you have a definite picture of the kind of kitchen you want, start looking at pictures of different kitchen styles and save the ones you like on your computer. After you have accumulated a good amount of images, go back and eliminate the ones you don’t really “love”. Do this a few times until you have that one kitchen picture you want to use as a template for your newly remodeled kitchen.

Step 2: Consider How You Use the Space

Think about how your kitchen is used, i.e., how often do you cook there, how many people regularly gather in the kitchen, would you benefit from having a bar installed? How about a modern or luxury kitchen island? Do you want to keep your old appliances or invest in modern, state-of-the-art flat ranges or energy-saving refrigerators?

Step 3: Work With an Experienced Kitchen Design Team

Partner with an established kitchen design agency to help refine your ideas, select materials, and plan dimensions that support both aesthetics and functionality. Experienced professionals also help manage permits, budgeting, and logistics before construction begins.

Step 4: Plan the Layout and Select Materials

Review floor plans, cabinet sizes, and layouts carefully, as these decisions shape the final result. From cabinetry and countertops to lighting, fixtures, and flooring, take the time to choose materials you will be happy with long term.

Step 5: Finalize and Prepare for Construction

Once designs are approved, finalize drawings and paperwork before construction begins. If you plan to remain in the home, prepare for temporary disruptions such as noise, dust, or limited kitchen access.

Step 6: Monitor Progress and Complete Final Walkthroughs

Stay in communication with your contractors as the project progresses and, once the project nears completion, review the finished work together to confirm everything aligns with the approved plans and make any final adjustments if needed. Once your high-end, modern kitchen renovation is complete, you can enjoy a space designed specifically for your lifestyle.

CHOICES IN KITCHEN FLOORING

May 11, 2021 By Modiani Kitchens

The days of linoleum tiling being the only choice for luxury kitchens have long passed. Today’s homeowners are embracing a wide range of options for the kitchen floor, embracing modern styles and fashionable appearances. So, what are kitchen floors made of these days? Below are a variety of choices that homeowners are drawn to.

Wood

Though hardwood was once only used in bedrooms and living rooms, it has found its way into the kitchen in recent years. Many homeowners are now using wood in the kitchen. Why the shift? Kitchens are now thought of even more as the heart of the home than they were before. Many kitchens are part of an open floor plan and are connected with the living room, and many families spend a great deal of time in the kitchen cooking, eating, doing homework, and working on the computer – hence the new kitchen layouts. As the kitchen has become a more important space in the home, it’s also become a space that homeowners desire to feel is beautiful and seamlessly part of the rest of the home.

Traditional hardwood floors do require some maintenance. Hardwood flooring is typically finished with oil and wax, which creates a weathered, antiqued appearance. Though this is fine for a less busy area, in the custom kitchen, this would require frequent waxing. Instead, many homeowners who plan to use hardwood in the kitchen use hardwood that has been pre-treated with a sealer such as polyurethane. Floors that are pre-sealed don’t require the waxing that an untreated hardwood floor does, making maintenance a lot easier.

Rubber Flooring

For the homeowner who embraces a more industrial kitchen, rubber flooring, which has been a favorite for chefs for decades, is a unique and wonderful option. Rubber flooring is easier on the feet and back, which is why it’s used in kitchens where chefs stand for sixty or more hours a week. For the homeowner who spends a great deal of time in the kitchen, a rubber floor is a great idea. Rubber flooring is very easy to maintain by simple sweeping and mopping, and it’s able to withstand a great deal of foot traffic. And some good news? Rubber flooring is environmentally friendly – it’s produced out of old rubber tires!

Brick

Many people don’t realize that brick is actually a flooring option, and it can do a great deal of good in your  Italian high-end kitchen. Brick flooring pavers offer a warm, inviting, timeless look in the kitchen that is easy to maintain. Brick is a unique twist on traditional tiling, and if the space fits it, it can be an excellent option for many different homes.
